About Professional Home Inspections
A home cannot fail or pass an inspection. It is a condition analysis of the building. A professional home inspection gives you an independent, unbiased analysis of any visible conditions and their solutions, so that you will have all the facts you need to make a sound, informed decision.
Depending on the size and condition of the home, a thorough home inspection will take usually between two and three hours. Ideally, you will accompany your inspector during some of the inspection and the consultation, so that you will have visual reinforcement of your written report.

Inspection Reports
We take our inspection reports seriously. Every inspection includes a thorough examination of all the major systems and components in the home. The report includes digital color photographs and a clear description of what we’ve found with any problem areas noted, so you can easily identify them. Our inspector also provides free telephone consultations after your inspection for the buyer, seller, and realtors if needed.
What’s Included
Your complete home inspection will include:
- Roof: Shingles, flashing, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof-related items
- Attics: Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items
- Plumbing and Fixtures: Functional water flow, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, and other plumbing system components
- Interior: Floors and ceilings, doors, windows, walls, stairs (if applicable) and banisters, sinks, appliances, safety-related items, and other visible interior-related components
- Heating and Cooling Systems: Furnace, air cleaning parts, fittings, air conditioner and lines, and other visible HVAC-related components
- Electrical Systems: Service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components
- Basements, Crawl Spaces, and Foundation: Insulation, ventilation, posts, vapor barriers, utility attachment, structural items, floors and walls, and columns
- Exterior: Siding materials, trim, windows, doors, sashes and lintels, vents, and entryways, including driveway and sidewalk to house

Inspection Fees
As a starting point, it is helpful to know the approximate finished square footage and location of the property. You can typically access your finished square footage by going to the assessor’s website and looking up the home you will be purchasing, pulling the information off the real estate website, or asking the builder.
Fees are dependent upon such variables as square footage, the age of the home, the existence of a crawlspace and/or any extra structures. A detached garage in included in the inspection cost.
Radon Testing
Radon testing is priced per monitor. Most homes only require one monitor, but we’d be happy to make adjustments for homes with multiple foundation types and for re-testing.
One Component
The price for components, for example, inspecting a roof are per area or tied to specific site concerns. This inspection includes a written report.
